Answers every call
Day, night, weekend, holiday. English and Spanish, switching to whichever the caller uses and staying there.
Winston answers every call to your property management office, day or night, in English and Spanish. It knows your buildings, it knows who handles what, and it writes down every word.
And it does not wait for the phone to ring. When rent is late, Winston follows up on its own, in your company's name, until it has an answer.
The part nobody has solved
Every property management company runs on the same handful of conversations, arriving in the wrong order, at the wrong hour, from people who need an answer now.
Saturday, 11pmA toilet is overflowing and it is the only bathroom in the unit. Voicemail is not an answer.
Tuesday, mid morningThe fourth caller today asking what is available and what it costs. Three of them will never call back.
Any daySomebody took a good message on a sticky note. It is on somebody's desk. Nobody can find it now.
What Winston does
Day, night, weekend, holiday. English and Spanish, switching to whichever the caller uses and staying there.
When rent is late, Winston calls and texts, in English or Spanish, in your company's name. It logs who answered, what they said, and what they committed to. Your staff stops spending the first week of every month on the phone.
When someone calls about a vacancy, Winston answers what they asked, then takes what you need: bedrooms, budget, when they want to move, how to reach them. It lands in your console as a lead instead of a callback nobody makes. If a building is on the market, Winston can answer questions about that too and capture the inquiry the same way.
Winston reads what is actually available at the moment the phone rings. A caller asking what you have gets the truth, not last month's list.
Fire, gas, a medical emergency, anyone trapped. Winston tells them to hang up and call 911 before it asks a single question.
When a housing authority pays part and the tenant pays the rest, the two are tracked apart. A late subsidy calls the case manager, not the tenant.
Inspection reminders, notices, appointment confirmations. Anything that today is somebody remembering to make a call.
One call, start to finish
Named however you want, saying your company however you say it.
If the number matches a tenant, Winston has their unit already, and asks them to confirm the address before it says anything back.
A vacancy, a repair, a notice they received, an inspection date, a complaint about a neighbor. Each one goes down a different path.
Straight through if that is what your routing says and they are reachable. Otherwise a full message to the person who owns it, and their backup.
Logged against the tenant and the unit, sitting in your console with the rest of their history.
Two ways to run it
For offices on AppFolio, Buildium, or anything else
Your software stays exactly where it is and keeps doing what it does. Winston takes the phone, the routing, the follow-up and the record of every conversation. Nothing to migrate, nothing to switch.
Connect AppFolio or Buildium directly, or export a CSV from whatever you run and upload it. Either way Winston knows your buildings on day one.
For offices still running on spreadsheets and memory
If there is no system yet, Winston can hold the buildings, units, tenants and history itself. You load it from a spreadsheet on day one.
Tell us how many units you manage and how your office handles calls today. We will set Winston up on your portfolio and you can ring it yourself.
$3 per unit per month, $200 minimum. No setup fee.
